A deposit of $200.00 of total rental is due at the time of booking.
The balance of the total rental cost is due on or before 6 weeks prior to arrival
A Security Deposit of $100.00 USD is due with the Final Payment payment.
Security deposit refunds will normally be sent out no later than 7 days after you leave the rental property.

Our BLUE SKY SUNSHINE VILLA has been built to a high specification and is all about luxury living. Situated in the prestigious Hampton Lakes Community the villa backs onto a lake, which has a fabulous illuminated fountain to aid rest and relaxation.

The villa is located in a much sought after area being only 15 minutes from Walt Disney World, minutes from a variety of Golf courses, (including Champions Gate Golf course designed by Greg Norman), and has easy access to Interstate 4 and all the shops, restaurants and evening entertainment on Highway 192.

FAMILY ROOM
With plenty of room for all to relax the Family Room has a peaceful outlook onto the pool and lakeside setting. The room has a wall mounted 42" Panasonic Plasma TV with full digital cable connection and a DVD player with a selection of home movies. For sheer comfort it is difficult to beat our luxurious sectional leather sofa set and recliners.

GAMES ROOM
Plenty for everyone in our Air-Conditioned Games Room! We have an 8' slate bed pool table fully equipped for four players, (and with two additional junior cues!). Our 8' air hockey table includes revolutionary "goal flex" technology allowing players of all ages to compete on a level basis. We have also installed a top of the range Garlando Football table for your enjoyment and there is a Sony TV, set up specifically for use with our Playstation 2 and the numerous games supplied. The room is completed with a CD Player Sound System.

THE MAGICAL DISNEY PRINCESS ROOM
The first twin bedded room is an enchanting Disney Princess themed bedroom that captures Cinderella, Ariel, Snow White, Princess Aurora and Jasmine. There is a fabulous pink Disney Princess TV and DVD player, (with cable TV), and a selection of children's DVDs.

FAMILY ROOM

The second twin bedded room is the ever-popular Mickey Mouse themed room and decorated for your children's enjoyment and all about fun. There is a super Mickey Mouse TV and DVD player, (with cable TV), for the kids entertainment.

NEMO's BATHROOM
The Nemo bathroom is shared by the twin bedded rooms and comprises a vanity unit, tub with shower and toilet and lots of "Nemo" decoration!

FIRST MASTER SUITE
The First Master Bedroom has a King Size bed, a TV/DVD combination player, (with cable TV), and looks out onto the pool and lakeside setting. The en-suite comprises twin vanity units, shower, tub, toilet and a walk in closet.

SECOND MASTER SUITE
The Second Master Bedroom has a Queen Size bed, two comfortable armchairs, (for those who are in need of a bit of peace and quiet), and a TV/DVD combination player (with cable TV). The en-suite comprises vanity unit, shower and toilet. 

THIRD MASTER SUITE 
The Third Master Bedroom also has a Queen Size bed with a TV/DVD combination player (with cable TV) and overlooks the pool and lake. The en-suite comprises vanity unit, tub with shower and toilet.

HALF-LANDING

POOL AREA
The pool decking area has been extended so that everyone has enough space to enjoy a spot of sunbathing by the pool. The pool itself has been upgraded to 30ft by 15ft and has underwater lighting for that night time dip! There is a selection of chairs, recliners and half-recliners with a table and umbrella for those long cold drinks. The pool can be heated if required and this whole area is screened for your comfort.

CABANA BATH
Attached to the villa but outside by the pool is the Cabana Bath. The Cabana has an external hot/cold shower and houses a toilet and vanity unit, which is really convenient for anyone enjoying themselves in the pool and not wanting to dry off to go inside.

KITCHEN
The kitchen comes fully equipped. As well as conventional oven and hob, there is a microwave oven, dishwasher, fridge freezer, electric kettle, coffee maker and garbaretta. There is ample crockery including Mickey themed plates and cups for the young at heart! - All safe enough to use outside by the pool for alfresco dining.

DINING ROOM
For more formal dining there is a dining table and chairs with six place settings.

UTILITY ROOM
Housing a large capacity washing machine, dryer, iron and ironing board.

HAMPTON LAKES COMMUNITY
Hampton Lakes is a luxury community with high standards. It is designed purely for rental so there is no need to worry about upsetting the locals with your children's early morning, (and your late night), cheering and laughter in the pool. This is a place for fun!

The Hampton Lakes complex boasts two floodlit tennis courts, a volleyball court, a communal pool and for young children there is a Clifford the Dog climbing area.
