A deposit of $150.00 of total rental is due at the time of booking.
The balance of the total rental cost is due on or before 10 weeks prior to arrival
A Security Deposit of $300.00 USD is due with the Final Payment payment.
Security deposit refunds will normally be sent out no later than 14 days after you leave the rental property.

All rates are in $USD. Weekly rates are for 7 nights and weekend rates are per night.

LOCATION
Manors South at Westridge is a gated community conveniently located off highway US27 approximately 3 miles south of the western end of highway 192 and provides quick and easy access to the major routes to the Gulf and Atlantic coasts also easy reach to all theme parks. Only 15mins to Disney World.

DESCRIPTION
Our luxury, spacious villa with nearly 2000sq ft of air conditioned living space was recently extensively refurbished throughout, by us, to a very high standard to provide us with a holiday home to accommodate 8 plus an infant. The villa is most tastefully furnished, there are TV's in all rooms, the bedrooms benefit from fitted carpets, the large front lounge has laminate flooring, there are ceramic floor tiles in all other area and it is immaculately maintained by ourselves and our local management agent.
Smoking is not permitted inside the villa but ashtrays are provided within the screened pool deck area.

POOL AREA
There is a fully screened extended sunny pool deck area which looks out onto open grassland to the rear of the villa. The screening encloses a crystal clear 26 ft x 12 ft rectangular swimming pool with a tiled Dolphin motif on the bottom. There is ample luxury furniture for all guests and pool heating is available if required. All windows and doors accessing the pool are alarmed for child safety in accordance with Florida law.

FAMILY ROOM
This is a spacious comfortable living area to the rear of the villa with large patio doors opening onto the pool deck area. In this room are 2 multi-seater settees, 32 “ cable TV, DVD player/VCR and a CD mini system. There is a remote controlled ceiling fan in this room.

KITCHEN
To the centre of the villa there is a fully fitted kitchen containing all appliances and a comprehensive range of crockery, glasses and utensils. Off the kitchen there is a separate laundry room with washing and ironing facilities. All linen and towels, including pool towels, are provided.

BREAKFAST NOOK
This is adjacent to the breakfast bar and is a pleasant eating area with a 48" dia. round glass top table and 4 chairs plus 2 two bar stools.

DINING AREA
The formal dining area is towards the centre of the villa and has easy access to the kitchen. There is a dining table, 6 chairs and an infant highchair.

FRONT LOUNGE
At the front of the villa there is a large lounge with 2 comfortable settees, a 27" TV with Playstation3 plus a selection of games and a DVD player. Also in this lounge is a computer desk and chair plus a printer, a modem and a wireless router for easy access to the Internet. 

MASTER BEDROOM
The master suite overlooks the pool area, has an American size king bed, large dressing table, cable TV and clock radio. There is a remote controlled ceiling fan for your extra comfort. The spacious en-suite bathroom contains twin wash basins and a luxury corner bath. There is a large shower cubicle and a separate enclosed lavatory. A hairdryer is provided.  A baby’s cot and bedding is stored in the walk-in closet which is accessible from the bathroom.

DOUBLE BEDROOM
This contains an American size queen bed and a large built-in wardrobe, also a dressing table with stool and plenty of drawer space.  There is a wall mounted 20"television in this room. 

BEDROOM 3
This has twin beds, a built-in wardrobe, plenty of drawer space and a 19" TV is provided.

BEDROOM 4
This bedroom also has twin beds, a built-in wardrobe and ample drawer space. There is a 20” TV in this room with PS2 connected and a selection of games.

SECOND BATHROOM
This is positioned between the twin bedrooms and is fitted with a vanity unit, toilet and bath with a screened shower above. A hairdryer is provided.

GAMES ROOM
This is located in the double garage where we have provided a full size American pool table, Foosball table, electronic dartboard and 2 sets of golf clubs (RH). There are fans in this room to keep you cool in the hot summer days. A cool-box, umbrella & 4 folding chairs are provided for your trips to the coast. 

FURTHER INFORMATION
A few minutes walk from our home, on Manors North, is a community clubhouse with additional free WiFi internet access, a fitness gym with all new 2006 equipment and a large swimming pool. All free for the exclusive use of guests and residents of Manors. 

The nearest golf course is Highlands Reserve par 72 which is only 3 minutes drive away. Tee times can be pre-booked by phoning the pro-shop. Many other courses are available in the area.

Approximately 1 mile north on US 27 is the local shopping plaza ‘Berry Town Centre’ with a Publix supermarket and many other shops and restaurants. Wal-Mart is a couple of minutes further north on US 27. 

All telephone calls are free of charge. International calls to the UK are made through code numbers which are listed beside the house phone.
