A deposit of 25% of total rental is due at the time of booking.
The balance of the total rental cost is due on or before 8 weeks prior to arrival
A Security Deposit of $400.00 USD is due with the Final Payment payment.
Security deposit refunds will normally be sent out no later than 30 days after you leave the rental property.

All rates are in $USD. Weekly rates are for 7 nights and weekend rates are per night.

Our  villa on the gated community of Highgate Park  has been equipped and furnished to the highest standards so that you can really enjoy the holiday of a lifetime. It is only 30 minutes from Orlando International and we have a key lock box with a code so that you can arrive at your convenience and go straight there. The code for the villa,alarm system, the gates of Highgate Park and full driving instructions will be provided before your vacation. It is located on Highway 27 near the junction of the 192 and is only minutes from Disney World. Close by are 2 large supermarkets and a number of speciality shops and takeaways (some deliver). There is a fantastic selection of restaurants to choose from to suit every taste and pocket. You can shop 'til you drop with a selection of shops selling everything from souvenirs to designer clothes.

The villa is also perfectly positioned near the major roads to enable you to explore the rest of Florida and in particular the Space and Gulf Coasts. We suggest that if you can afford it ask for satellite navigation with your hire car. You get to know the short cuts to the theme parks and save loads of arguments about which lane to be in (the voice of experience). They akso have a facility to enable you to explore Florida and then you only have to put in the villa address and return home. From experience this has menat many a happy

The villa is fully managed by a local company and they provide 24hr emergency assistance if you should need it. All towels and linens are provided.

This is a brief description of what to expect when you arrive at the villa:

On arrival: Large driveway with lighting should you arrive home after dark. Please do not arrive before 4pm to ensure that the cleaners are out of your way. At the end of your stay we ask you to leave by 10am.

Great room: This room is the main reason we brought this house as it is a very sociable area. It has a seating area, 2 dining areas and a kitchen. It leads out to the pool.

Seating area: has large flat screen digital cable TV, DVD player (with some films suitable for all ages)  One of the sofas opens out to a double bed to sleep an extra 2 people. I-pod docking station.

Formal dining: Table and 6 chairs in a stylish setting.

Breakfast nook: Table and 4 chairs next to the kitchen - ideal for grabbing a bite to eat before going out to the theme parks.

Kitchen: This is fully equipped with everything you need to prepare a simple meal to an elaborate banquet. The appliances include: oven, microwave, fridge/freezer (with ice maker), dishwasher, garbage disposal, kettle, coffee maker, and toaster, can opener and CD/radio which can also be used outside by the pool. A telephone has free local and long distance  calls - but sorry not international calls. All pots, crockery, glassware and cutlery are provided.

Master bedroom: a beautiful large bedroom with direct access out to the pool area. King size bed, loads of drawers,  walk in closet and  flat screen cable TV. Accent wall creates a dramatic effect.

Master bathroom: Shower, bath, his and her sinks, hairdryer and separate toilet. Feel like a star.

2nd Bedroom: Queen sized bed, closet and drawer space and flat screen cable TV. Accent wall to match the furnishings.

2nd bathroom: Adjacent to queen bedroom so it might as well be en suite. Vanity unit, bath/shower and toilet.

3rd bedroom: 2 twin beds with flamingos on the bedspreads, light wood furniture with built in closet and drawer space. Own flat screen cable TV. Option to have Disney Princess bedding - make a little girls dreams come true.

4th bedroom: 2 twin beds, this time with tartan on the bedspreads and dark wood furniture to give a more masculine  removed  flat screen TV. Option to have Toy Story bedding - please advise at time of booking.

Jack & Jill bathroom:  this is between the twin bedrooms and is separated into two areas. The sink and cupboard space is totally separate from the bath/shower and toilet enabling more people to get ready at the same time. There are locks from the bedrooms for total privacy.

Laundry area: Washer, dryer, iron and ironing board. Travel light and save plenty of space for the souvenirs and bargains.

Pool area and deck: the 30 x 15 pool and spa can be heated at extra cost if needed. The large deck area has table, chairs and loungers. The light/fan and pool lighting enable you to sit out in the evening. Magical. There are some pool toys for your enjoyment. During the winter we have a solar pool cover and roller to ensure that the heat stays in the pool overnight. The whole deck area has been extended out beyond the pool - one of the the few in the area that you can sunbathe or sit all around. Planting all around pool chosen to provide privacy, colour and interest throughout the year.

Games room:  foosball, pool, air hockey, electronic basketball and darts. 

Free wi-fi internet access: take your laptop/notebook and keep in touch with friends and family, or even work while you are away.

Phone calls: Free phone calls to all of US and Canada and a allowance for free calls to Europe (25 mins per week booked- all excess will be charged at 5c per minute)

Highgate Park: has a children’s play area, with seats for the adults to watch the children, table and chairs for picnics and a full size tennis court. We have put tennis racquets and balls in the  removed  additions have included swings, sunshine castle , dumbo and a space shuttle.

Little guests: We have two pack and play cribs, 2 high chairs, changing mat, bed rail and door gate available for our smaller guests, in addition to the pool safety fence provided by law.
