A deposit of 30% of total rental is due at the time of booking.

THE VILLA
 
The villa conprises of Six bedrooms and four baths over two floors. Downstairs: Family area, Kitchen, Games room, Master suite (King size bed), masteren-suite bathroom and shower, Front bedroom for the infirm or the disable person (one extra long twin bed with Tempempurdic matress and a Queen size sleeper sofa), en-suite roll-in shower for the disabled person. Upstairs: Four bedrooms (Two bedrooms with Queen size beds, and Two bedrooms with Two Twin size beds each). Semi en-suite bathroom between two bedroom and one family bathroom.

The kitchen is fully fitted with large corian work surfaces and central island with two breakfast stools. Informal eating area (seats 10) with patio doors giving access to pool and spa, overlooking the lake and the woodlands. Top of the range appliances:

POOL AND SPA AREA 

There is a safety net between the pool and the pool deck. This is a Florida state regulation for all properties which have swimming pools. Additionally we have had an electronic alarm installed on both patio doors leading into the pool deck. If someone exits through the patio door a shrill siren will sound until the patio doors are closed again. This would alert anyone in the house that a person has entered the pool area. Further benefit is that the Master Bedroom is next to the patio door. Please bear in mind that this is a precautionary device and not a deterrent so you must still be alert if you have young children. We believe that vigilance is the best deterrence when minding children or in this case, anybody who cannot  removed  pool is the biggest size available to us when we bought the villa brand new from the Watersong developers. The pool deck is extended, the total area is 1200 square feet, which incidentally does not include the shaded lanai, the outside summer kitchen and the half bathroom. There is also the convenience of an outside shower.

RENTAL PRICES

 
All prices quoted are for the villa and not per person.
The prices quoted are per week,(minimum rate period is one week), fully inclusive of water, electric, cable TV, air conditioning, bed linen, towels and sales tax.
Prices for extra days (on top of the minimum one week period) are quoted on request.


DISCOUNTS

 

 

 

Low/Mid season – we offer 5% discount for advance ‘early bird’ booking (In excess of 70 days)

High/Peak season – we offer 5% discount for advance ‘early bird’ booking (In excess of 90 days)

5% discount is offered on bookings of 2 weeks or longer (applies only to Low, Mid and High seasons).

Minimum of 1 week booking required for Thanksgiving week.

Minimum of 2 weeks booking required for Easter and Christmas/New Year period (+/- 3 days for check in dates). 

Payment Terms

A 30% rental deposit per rental period will be required at the time of booking.

The balance will be due 70 days prior to check-in date for Low/Mid season, and 90 days prior to check in date for High/ Peak season.
 
A UK£280 (US$500) refundable security deposit will also be due to be paid with the final balance. The security deposit will also be due to be paid with the final balance. The security deposit will be refunded once the management company have checked  the home and confirmed that no damage has been done.

An elaborate, spacious 6,700 sqft clubhouse encompasses a cyber café for all your internet needs, an entertaining games arcade, a spa and fitness center and a large inviting gathering room. Moreover, it is equipped with many outdoor activities so you can have fun in the sun including a large pool, picnic area, children’s playground, and basketball and volleyball courts.
